sqft.capital is a platform for UK property developers to model deals
and raise funding quickly and consistently
RO Capital Partners (ROCP), the RO Group’s investment arm, announces that it has invested in sqft.capital (or “the Company”) alongside two other prominent investors: Sibner Capital and Peter Rollings. ROCP led the investment round with a total of £600,000 committed, the majority of which will be used as growth capital to develop and launch the company’s leading technology platform.
sqft.capital is a fintech business comprising a platform that provides property developers with a quicker, transparent route to structure their development finance. The platform filters and then presents the most appropriate lenders and investors for a particular development, democratising development finance through clarity and speed. The business’s platform is backed by data and excellent human resources in technology and software.
Founded in 2017 sqft.capital allows developers to be their own brokers, giving ownership of the funding process to borrowers but also helping debt and equity lenders to better visualise and assess data for profitable deals.
Tom Wolfe, CEO of sqft.capital, commented:
“Historically, lenders have been in charge of the financing process, with the borrower at the end of a long chain. In many industries, however, traditional power structures have been turned on their heads; from insurance to utilities, groceries, and ticketing; tech has come a long way to now place the consumer firmly in charge. The development finance industry had long been resistant to change, with cumbersome processes leading to opaque routes to funding. Our digital platform is transformative and places the power to model and access lenders firmly in the hands of property developers.”
Edward Rowlandson, Group Managing Director, the RO, added:
“As owners of a diverse portfolio of assets, including all forms of real estate, we are acutely aware of the development finance cycle and its inherent inefficiencies. We have been looking for a technology solution and having spent much valuable time with Tom and his team, we are impressed by the platform they have built. It filters out the noise and is one of the most efficient ways to finance development that we have seen to date.
“We very much look forward to working with Tom and his team and are excited to be investing in the business alongside other respected family office investors Sibner Capital and one of the industry’s best known and most respected figures, Peter Rollings.”

About The RO
RO is a family owned group of companies established in 1932. The RO has always invested in a diverse range of interests which today embraces commercial property, housebuilding, holiday lodges, land and venture capital.
RO Real Estate, the commercial property division, has built over 1.1 million sq. ft. to date and currently manages over 300,000 sq. ft. of office, industrial, retail and hotel accommodation. All acquisitions are funded through existing cash resources, meaning that the RO is able to move quickly if the appropriate investment criteria are met.
RO’s award winning housebuilder, Metis Homes, builds modern homes with traditional values and has created a diverse portfolio of bespoke, high quality homes in prime locations – from traditional properties in rural settings to contemporary town centre schemes.
RO Capital Partners is the Group’s venture capital arm. Capital Partners is an active, early stage investment partner principally focusing on: Proptech (the use of technology to innovate the built environment and real estate market); Cleantech (solutions addressing the challenges of environmental sustainability and the transition to a low carbon economy); and Fintech (the disruption of traditional business models in financial services).
RO Land was established in 2020 to build on the group’s existing successes in land acquisition and planning. Its objective is to add value to land by unlocking its development potential. It promotes greenfield and brownfield sites for a wide range of uses, including residential, commercial and alternatives such as renewables. It has a long term investment approach which allows it to unlock sites that may be considered too difficult by other promoters.
